Get your home inspected before hand. I know, you don't want to spend the extra money- but you don't have to. Last year when we were thinking of putting our house on the market, I called a local real estate school that also does licensing for Home Inspectors. They sent the instructor out with about 4 or 5 students on a Saturday and they inspected our home as part of their training. I liked this idea because you know the students want a good grade so they are going to spend more time looking at every nook and cranny in your house. I think they spent about 3-4 hours there, but when they were done I felt confident I got a good inspection which is what I wanting. Granted, this inspection cannot be used when we actually sell the house, but it gave us an idea of what needed to be done so we were not caught off guard (I hate being caught off guard). A bad inspection can and will cost you money or the sale of your home! The things that needed attention for us were minor (thank God) and we had them done in about a week, if they would have been major items then it gave us enough time to save money for the repairs or whatever. Plus, in my opinion, if I as a buyer, get an inspection back with 2-4 things marked on every page my confidence level of me buying a good home is shrinking. But if I get an inspection with maybe 1-5 items total on it, then I think I am getting a pretty good deal and my chances of asking the seller to pay for these minor repairs shrinks. I am not saying buyers won't still ask for repairs, but the percentage goes down.
Even if you are not thinking of selling your home, this might still be a good idea just to keep your house in tip top shape for when the time does come sell. Doing little things along the way beats doing a lot at one time. Plus, realtors LOVE proactive sellers!!
