You need a realtor who has experience and market knowledge. There are many Realtors out there- you want someone who has chosen to make a career out of selling real estate. Purchasing a home is probably the biggest investment you will ever make. Think of it this way... if you had 150,000 to invest in the stock market, would you use a stock broker that only dabbles as a stock broker or do you want use someone that has made a career out of it?
Next is rapport. Everyones personality is different. Just because your friend used someone and had a great experience with them does not mean you might have the same experience. Get to know your realtor, find things you have in common with them. You need to feel comfortable with them and be able to trust them
History of the company- I think this is important because it shows a track record. You want someone who has been around and you know will be around down the line.
When you meet with your Realtor for your "listing" appointment (if selling a home), they will have already pulled comps for your area so you can get an idea of where your house needs to be priced. You need to be realistic when pricing your home and listen to your Realtor. Just because John and Sally down the street sold their house 6 months ago for 250,000 does not mean your house in the current market will sell for the same. The market changes weekly and monthly. This is where having a knowledgeable Realtor comes into play.
I also want to add while on the topic of Realtors.... if you are out driving around and you see a house for sale, tell your realtor- don't call the Realtor on the sign if you are already working with someone. Let your Realtor know about the house you saw and that you are interested in it. They will be more than happy to give you information about it and even set up a showing. You need to be loyal to your Realtor because they are loyal to you.
